What’s Selling And What’s Listing For $6 Million-Plus In The Western U.S.

The wheels of the global luxury real estate market keep turning with big-time sales and exceptional new listings popping up every day. In the western United States, dramatic and varied landscapes lend themselves to exceptional homes that are selling and listing for exceptional prices.

Check out some of the latest luxury Western properties that recently hit or left the market for more than $6 million:

FOR SALE— Santa Ynez, California ($6.6 Million)

Like the Santa Ynez Valley, which sits in the mountains just north of Santa Barbara, this 40-acre ranch estate is at once pastoral and opulent. Following Spanish-style architecture, the country home features rustic wood columns, ornamental iron work and a barrel tile roof. Outdoor spaces can be found along the entirety of the home’s exterior, including a courtyard, covered patios and swimming pool, allowing for a variety of ways to enjoy the Mediterranean climate.

For cooler nights, five fireplaces can be found throughout, including in the home’s primary suite. Picture windows and French doors line the four en-suite bedrooms, taking in views of the scenic countryside. Located across the rolling property are grass pastures, a 2,100-square-foot barn and 900-square-foot gatehouse.

The home, priced at $6.595 million, is listed by Marcy Bazzani of Santa Barbara-based brokerage Village Properties.

SOLD—Thousand Oaks, California ($10 Million)

A French-inspired mansion in Thousand Oaks, California, recently changed hands at $10 million, or twice as much as it sold for when it last changed hands in 2020 ($5 million). The 9,300-square-foot home hit the market in late April and when from pending to closed in about a month, according to the Multiple Listing Service.

The French-inspired home features a grand design, with dormer windows, a stone arch portico and elaborate roof reminiscent of a French castle. A soaring two-story foyer complete with a curved staircase, decorative balusters and sizable chandelier welcomes you into the four-bedroom main house. For extended-stay visitors, a guest apartment offers a separate entrance. Outdoor highlights include a pool and spa, covered gazebo and sprawling lawn. Located in the gated community of Lake Sherwood, the property overlooks the Sherwood Country Club.

Charlie Price of EQTY represented the buyer in the sale.

FOR SALE— Telluride, Colorado ($12.3 Million)

This next luxury property, known as the Eagle’s Nest at Element 52, is accessible via a funicular that climbs to the top floor of the three-story home. The fastest way down? Hit the slopes that rest in the backyard only 10 steps away. Aptly named, the ski-in/ski-out residence sits perched above downtown with sweeping views of the imposing peaks rising from out of the surrounding landscape.

Wood beams and stone accents make for a classic mountain retreat, while amenities like walk-in closets, a marble tile steam shower and elevator upgrade the home to luxury status. A south-facing deck covers the width of the living level, complete with a cedar hot tub overlooking the entire townsite of Telluride.

SOLD— Beaver Creek, Colorado ($14.75 Million)

A 6,000-square-foot mountain home in eastern Beaver Creek, Colorado, set a new high-water mark for the ultra-exclusive community, closing in May for $14.75 million. Eric Burgund of Slifer Smith & Frampton Real Estate, one of the listing agents for the property, shared that the recent transaction was $9.5 million more than the most recent sale in the neighborhood, which was recorded in 2017 at $5.25 million.

While property values in Colorado have gone up considerably in recent years, the recent transaction had as much to do with the quality of the product as it did with any market changes. Built in 1989, the home was redesigned and rebuilt by local architect Scott Turnipseed, making it one of the few contemporary offerings in the area. The rebuild incorporated a more modern, open-plan layout, best displayed by the four-sided fireplace that centers the great room. Recreational amenities are plentiful, with a golf simulator, in-ground resistance swimming pool and private ski-in/ski-out access to the Haymeadow ski run.

FOR SALE—Wilsonville, Oregon ($16 Million)

Although this next western property bears the moniker “Wild Turkey Farm,” its wide acreage, elite training facilities and stables are best suited for world-class horses. Standing about the 175-acre equestrian estate are an indoor and outdoor arena with enough room for eight stride lines, 70 stalls and four barns that house vet rooms, tack and feed rooms and grooming stalls. Water rights from the Willamette River keep the pastures irrigated year-round.

In addition to the equestrian facilities, the property also contains a 10,000-square-foot main house.Taking the lead from its rural setting, the two-story residence has a rustic sensibility with an emphasis on wood and stone. Also like its surroundings, however, the home is also quite grand. Held within the five-bedroom, seven-bathroom floor plan are a library, exercise room and upstairs media room.

Kendra Ratcliff of Portland-based boutique brokerage LUXE holds the listing.

SOLD—Newport Beach, California ($16.7 Million)

Were it not for the iconic blue waters of the Pacific Ocean unfolding in full view from the backyard, you might mistake this recently sold bayfront home to be located in the heart of the southern French countryside. Ivy grows in abundance along a brick facade leading to the mansard roof, otherwise known as the French roof. A courtyard runs the length of the 5,600 square-foot home, dotted with mature trees, statues and trimmed hedges.

Although European inspiration can be found throughout, the home’s interiors are eclectic. A rustic kitchen features weathered-wood herringbone floors, wood-beamed ceilings and sage green cabinetry. A mural is displayed on the domed ceiling of the formal dining room. In one room are hexagon tile and rounded French doors, in another are basketweave wood floors and white-shuttered windows.

A truly one-of-a-kind offering for Newport Beach, the property sold off-market for $16.7 million with Charlie Price of EQTY representing the buyer.
